AMENDED NOTICE OF TRUSTEE'S SALE The following described property will be sold at public auction to the highest bidder at the South Main Entrance, 206 West Tabernacle, St. George, Utah, on May 7, 2013, at 10:00 a.m. of said day, for the purpose of foreclosing a trust deed originally executed on April 22, 2004 by Michael Lindsten, as trustor, in favor of Wells Fargo Home Mortgage, Inc., covering the following real property purported to be located in Washington County at 1548 North 250 East, Leeds, UT 84746 (the undersigned disclaims liability for any error in the address), and more particularly described as: Beginning at a point which is South 0°00'56" West along the Sectional Lot line 243.45 feet and North 89°53'49" West 436.59 feet from the Northeast Corner of Sectional Lot 4, Section 33, Township 40 South, Range 13 West, Salt Lake Base and Meridian, Washington County, Utah; and running thence North 53°18'30" West 207.67 feet to the East line of old U.S. Highway 91; thence South 36°41'30" West along said East Right-of-Way Line 171.26 feet to the point of curve of a 11,001.879 foot radius curve to the right; thence Southwesterly along the arc of said curve and East Right-of-Way Line 74.64 feet to the most Northerly corner of Lot 2, CASA DE ORO ESTATES SUBDIVISION (AMENDED); thence along the Northerly line of said subdivision for Three (3) courses as follows: South 55°35'36" East 218.59 feet; North 34°24'24" East 19.22 feet; and South 55°35'36" East 199.32 feet; thence North 34°24'24" East 70.71 feet to the point of curve of a 50.00 foot radius curve to the right; thence Northeasterly along the arc of said curve 33.39 feet; thence North 215.22 feet to the South line of the Doss property as described in the Warranty Deed at Book 507, Page 297, Official Records; thence North 89°53'49" West along the South line of said Doss property 108.32 feet to the point of beginning. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: 3156-G-1-LS The current beneficiary of the trust deed is Wells Fargo Bank, N.A. successor by merger to Wells Fargo Home Mortgage, Inc., and the record owner of the property as of the recording of the notice of default is Michael B. Lindsten. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier's check or bank official check payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashier's check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency. Cash payments are not accepted. A trustee's deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
