Notice of Trustee's Sale The following property will be sold at public auction to the highest bidder without warranty, in the Southeast portion of the Rotunda, at the East main entrance of the Scott M. Matheson Courthouse, 450 South State Street, Salt Lake City, Utah, on 7/19/13 at 09:45 AM, for the purpose of foreclosing a Trust Deed executed by Haylee Shurtleff and Heath Shurtleff, as Trustors, in favor of Mortgage Electronic Registration Systems, Inc. as nominee for Citywide Home Loans, a Utah Corporation, its successors and assigns, recorded on 12/28/11, as Entry # 11304996, covering real property purportedly known as 1218 West 4365 South, #4C, Taylorsville, UT 84123, and more particularly described as: Unit 4C and Garage No. 4C, in Building 4, contained within the MEADOWBROOK CONDOMINIUM VILLAGE, a Utah Condominium Project as the same is identified in the record of Survey Map recorded on August 23, 1978 in Salt Lake County, as Entry No. 3157267, in Book 78-8, at Page 235 (as said record of survey map may have heretofore been amended or supplemented) and in the Declaration recorded on August 23, 1978 in Salt Lake County, as Entry No. 3157268 in Book 4727 at Page 606 (as said Declaration may have heretofore been amended or supplemented.) Together with the appurtenant undivided interest in said project`s common areas as established in said Declaration and allowing for periodic alteration both in the magnitude of said undivided interest and in the composition of the common areas and facilities to which said interest relates. TAX # 21-02-156-016. U.S. Bank National Association is the current Beneficiary of the Trust Deed. Record owners of the property as of the recording of the Notice of Default are reported to be Haylee Shurtleff and Heath Shurtleff. Highest bidder must tender to Trustee a $20,000 deposit in certified funds/cashier's check at time of sale. Deposit is non-refundable and retained as damages if balance not paid within 24 hours of sale. Trustee disclaims liability for any error in the street address shown herein. Trustee may void sale due to any unknown facts at time of sale that would cause the cancellation of the sale. If sale is voided, Trustee shall return funds to bidder, and the Trustee and Beneficiary shall not be liable to bidder for any damages.
