NOTICE OF TRUSTEE'S SALE The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the Main Entrance of the Wasatch County Courthouse, 1361 South Highway 40, Heber City, Utah, on February 21, 2013 at 8:00 AM, for the purpose of foreclosing a Trust Deed dated July 2, 2007 executed by Joel Glenn and Sommer Glenn, as Trustors, in favor of Mortgage Electronic Registration Systems, Inc., as Beneficiary, covering real property located in Wasatch County and described as follows: LOT 10, ROBERT REMUND FARMS SUBDIVISION, PLAT "A", ACCORDING TO THE OFFICIAL PLAT THEREOF, AS RECORDED IN THE OFFICE OF THE WASATCH COUNTY RECORDER. MORE CORRECTLY DESCRIBED AS: LOT 10, ROBERT REMUND SUBDIVISION PLAT "A", ACCORDING TO THE OFFICIAL PLAT THEREOF, AS RECORDED IN THE OFFICE OF THE WASATCH COUNTY RECORDER. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Tax Parcel No.: ORR-1010 The street address of the property is purported to be 85 South 550 East, Midway, UT 84049-6727. The undersigned disclaims any liability for any error in the street address. The current Beneficiary of the trust deed is The Bank of New York Mellon FKA The Bank of New York as Trustee for the Benefit of the Certificateholders of the CWABS Inc., Asset-Backed Certificates, Series 2007-9 and the record owners of the property as of the recording of this notice of default are reported to be Joel Glenn and Sommer Glenn. Bidders must be prepared to tender to the trustee $10,000.00 in the form of a cashier's check or money order(s) at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The balance must be in the form of a cashier's check, money order(s), or wire transfer. Cash and bank official checks are not acceptable. A trustee's deed will be made available to the successful bidder within three business days following receipt of the bid amount. Receipt of the bid amount being defined as the date tendered funds "clear" the trustee's trust account. The sale is made without any warranty whatsoever, including but not limited to any warranty as to title, liens, possession, taxes, encumbrances, or condition of the property. The sale is subject to a workout reinstatement, payoff, sale cancellation or postponement, incorrect bidding instructions, bankruptcy, or any other circumstance of which the trustee is unaware.
