The following property will be sold at public auction to the highest bidder without warranty, at the main entrance of the Wasatch County Courthouse, 1361 South Hwy 40, Heber City, Utah, on 12/16/13 at 03:30 PM, for the purpose of foreclosing a Trust Deed executed by Bruce A. Welch and Carol Anne Welch, as Trustors, in favor of Mortgage Electronic Registration Systems, Inc. as nominee for Security Home Mortgage LLC, its successors and assigns, recorded on 10/3/05, as Entry # 289726, covering real property purportedly known as 150 West 700 South, Heber City, UT 84032, and more particularly described as: PARCEL 1: All of Lot 6, PARK PLACE SUBDIVISION, according to the Official Plat thereof, recorded in the office of the County Recorder of Wasatch County, State of Utah. PARCEL 2: Commencing at a point having State Plane Rectangular Coordinates of X:2023532.23 and Y:789073.68 (based on the Lambert Conformal Projection, Utah Central Zone), said point also being South 136.63 feet and West 441.31 feet from the East One Quarter corner of Section 6, Township 4 South, Range 5 East, Salt Lake Base and Meridian; thence South 0 Deg 50`32" West 168.96 feet; thence North 88 Deg. 36`03" West 82.5 feet; thence North 0 Deg. 50`32" East 168.96 feet; thence East 82.5 feet to the point of beginning. TAX # 00-0001-7587 / OPP-0006-0-006-045 (Par. 1) & 00-0012-0308 / Account OHE-1257-1-006-045 (Par. 2&3). Nationstar Mortgage LLC is the current Beneficiary of the Trust Deed. Record owners of the property as of the recording of the Notice of Default are reported to be Bruce A. Welch and Carol Anne Welch. Highest bidder must tender to Trustee a $20,000 deposit in certified funds/cashier's check at time of sale. Deposit is non-refundable and retained as damages if balance not paid within 24 hours of sale. Trustee disclaims liability for any error in the street address shown herein. Trustee may void sale due to any unknown facts at time of sale that would cause the cancellation of the sale.
