The following property will be sold at public auction to the highest bidder without warranty, at the South Main Entrance, Fourth Judicial District, American Fork Division, 75 East 80 North, American Fork, Utah, on 12/19/13 at 08:30 AM, for the purpose of foreclosing a Trust Deed executed by Tania L. Garcia and Edgar Garcia, as Trustors, in favor of First Franklin a Division of Nat. City Bank of IN, recorded on 10/27/05, as Entry # 123101:2005, covering real property purportedly known as 1753 South Main Street, Mapleton, UT 84664, and more particularly described as: Lot 1, Plat "A", ROBERT GIBBS SUBDIVISION, according to the official Plat thereof, Recorded October 18, 1990, as Entry No. 34589 Map No. 4061, in the Utah County Recorder`s Office, State of Utah. Also Known As: Commencing 380 feet South from the Northwest corner of Section 23, Township 8 South, Range 3 East, Salt Lake Base and Meridian; thence East 132 feet; thence South 32.50 feet; thence East 528 feet; thence South 197.50 feet; thence South 88°16` West 660.30 feet; thence North 250 feet to the place of beginning. Less and excepting any portion lying within the bounds of Main Street and 200 East Street, City of Mapleton, State of Utah. TAX # 40:141:0001. Deutsche Bank National Trust Company, as Trustee, on behalf of the registered holders of First Franklin Mortgage Loan Trust Series 2006-FF1, Mortgage Pass-Through Certificates, Series 2006-FF1 is the current Beneficiary of the Trust Deed. Record owners of the property as of the recording of the Notice of Default are reported to be Maria G. Heredia De Zelaya and Vladimiru Z. Alger. Highest bidder must tender to Trustee a $20,000 deposit in certified funds/cashier's check at time of sale.
