The following property will be sold at public auction to the highest bidder without warranty, at the main entrance of the Second District Court Building, 2525 Grant Avenue, Ogden, Utah, on 12/19/13 at 11:30 AM, for the purpose of foreclosing a Trust Deed executed by Brandon G. Mizar and Jennifer J. Mizar, as Trustors, in favor of Mortgage Electronic Registration Systems, Inc. as nominee for Axiom Financial, LLC, its successors and assigns, recorded on 5/31/06, as Entry # 2183659, covering real property purportedly known as 170 West 1875 North, North Ogden, UT 84414, and more particularly described as: Lot 52, ROYLANCE FARMS PRUD - PHASE II, AMENDMENT #2, according to the Official Plat thereof, recorded in the Office of the County Recorder of Weber County, Utah. SAID PROPERTY IS NOW DESCRIBED AS FOLLOWS: Lot 52, ROYLANCE FARMS PRUD PHASE 2, AMENDMENT #3, North Ogden City, Weber County, Utah, according to the Official Plat thereof on file and of record in the Office of the Weber County Recorder, together with the appurtenant Limited Common Area within. TAX # 17-262-00002 MORE CORRECTLY KNOWN AS 17-262-0002. U.S. Bank National Association, as Trustee, in Trust for SASCO 2006-BC3 Trust Fund is the current Beneficiary of the Trust Deed. Record owners of the property as of the recording of the Notice of Default are reported to be Jennifer J. Mizar and Brandon G. Mizar. Highest bidder must tender to Trustee a $20,000 deposit in certified funds/cashier's check at time of sale. Deposit is non-refundable and retained as damages if balance not paid within 24 hours of sale. Trustee disclaims liability for any error in the street address shown herein. Trustee may void sale due to any unknown facts at time of sale that would cause the cancellation of the sale. If sale is voided, Trustee shall return funds to bidder, and the Trustee and Beneficiary shall not be liable to bidder for any damages.
