Notice of Trustee's Sale The following property will be sold at public auction to the highest bidder without warranty, at the main entrance of the Summit County District Court, 6300 North Silver Creek Road, Park City, Utah, on 3/14/13 at 03:00 PM, for the purpose of foreclosing a Trust Deed executed by Kathrine Peabody and Wade Peabody, as Trustors, in favor of Mortgage Electronic Registration Systems, Inc., solely as nominee for Metrocities Mortgage, LLC, it successors and assigns, recorded on 5/9/07, as Entry # 00813045, covering real property purportedly known as 1734 West Redstone Avenue #F, Park City, UT 84098, and more particularly described as: Unit F, Building 2, FOX POINT AT REDSTONE VILLAGE, an Expandable Utah Condominium Project as the same is identified in the recorded Survey Map in Summit County, Utah, as Entry No. 610623, (as said Record of Survey Map may have heretofore been amended or supplemented) and in the Declaration of Condominium, recorded in Summit County, as Entry No. 610624 in Book 1433 at Page 1308 (as said Declaration may have heretofore been amended or supplemented). Together with the undivided interest in said Project`s Common Areas as established in the Declaration of Condominium and allowing for periodic alteration both in the magnitude of said undivided interest and in the composition of the Common Areas and Facilities to which said interest relates. TAX # FPRV-2-F. U.S. Bank National Association is the current Beneficiary of the Trust Deed. Record owners of the property as of the recording of the Notice of Default are reported to be Kathrine Peabody and Wade Peabody. Highest bidder must tender to Trustee a $20,000 deposit in certified funds/cashier's check at time of sale. Deposit is non-refundable and retained as damages if balance not paid within 24 hours of sale. Trustee disclaims liability for any error in the street address shown herein. Trustee may void sale due to any unknown facts at time of sale that would cause the cancellation of the sale. If sale is voided, Trustee shall return funds to bidder, and the Trustee and Beneficiary shall not be liable to bidder for any damages.
