NOTICE OF TRUSTEE'S SALE The following described property will be sold at public auction to the highest bidder at the Main Entrance, Uintah County Courthouse, 920 East Highway 40, Vernal, Utah, on March 21, 2013, at 10:30 a.m. of said day, for the purpose of foreclosing a trust deed originally executed on May 7, 2003 by Steven Craig Goff, as trustor, in favor of Mortgage Electronic Registration Systems, Inc. as nominee for Bank One, NA, its successors and assigns, covering the following real property purported to be located in Uintah County at 4365 East 5000 South, Vernal, UT 84078 (the undersigned disclaims liability for any error in the address), and more particularly described as: Beginning at a point on the East-West quarter line of Section 16, Township 5 South, Range 22 East, Salt Lake Meridian, said point being South 90 degrees 00' 00'' West 660.00 feet from the East quarter corner of said Section 16; thence South 0 degrees 36'50'' East parallel to the East section line 340.02 feet to the centerline of a county road; thence along said road following a curve to the right having a radius of 438.08 feet, a delta of 15 degrees 51'56'' and a chord of 120.92 feet a distance of 121.31 feet; thence North 0 degrees 36'50'' West 326.44 feet to the East-West quarter line of said section; thence North 90 degrees 00'00'' West 120.00 feet to the point of the beginning. More correctly described as: Beginning at a point on the East-West quarter line of Section 16, Township 5 South, Range 22 East, Salt Lake Meridian, said point being South 90 degrees 00'00'' West 660.00 feet from the East quarter corner of said Section 16; thence South 0 degrees 36'50'' East parallel to the East section line 340.02 feet to the centerline of a county road; thence along said road following a curve to the right having a radius of 438.08 feet, a delta of 15 degrees 51'56'' and a chord of 120.92 feet a distance of 121.31 feet; thence North 0 degrees 36'50'' West 326.44 feet to the East-West quarter line of said section; thence North 90 degrees 00'00'' East 120.00 feet to the point of the beginning. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: 06-060-0013 The current beneficiary of the trust deed is JPMorgan Chase Bank, National Association and the record owner of the property as of the recording of the notice of default is Steven Craig Goff. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier's check or bank official check payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashier's check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency. Cash payments are not accepted. A trustee's deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
