NOTICE OF TRUSTEE'S SALE The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the Main Entrance, Gordon R. Hall, Tooele County Courthouse, 74 South 100 East, Tooele, Utah, on April 2, 2013 at 1:00 PM, for the purpose of foreclosing a Trust Deed dated September 18, 2008 executed by Tooele Ventures, L.L.C., a Nevada limited liability company, as Trustor, in favor of ***SEE EXIBIT A***, as Beneficiary, covering real property located in Tooele County and described as follows: ALL OF LOT 4, OVERPASS POINT SUBDIVISION, ACCORDING TO THE OFFICIAL PLAT THEREOF AS RECORDED UPON THE OFFICIAL RECORDS OF THE TOOELE COUNTY RECORDER'S OFFICE, STATE OF UTAH. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Tax Parcel No.: 12-082-0-0004 The street address of the property is purported to be 1518 North Pine Canyon Road, Tooele, UT 84074. The undersigned disclaims any liability for any error in the street address. The current Beneficiary of the trust deed is The Carlene and Terry Gaydosh Trust, u/a/d May 28, 1999, Carlene and Terry Gaydosh, Trustees as to an undivided sixteen and two thirds percent (16.666%) interest, the Harold and Laura Marems Revocable Living Trust u/a/d April 3, 1981, Harold and Laura Marems, Trustees as to an undivided sixteen and two thirds percent (16.666%) interest, Anita A. York as to an undivided sixteen and two thirds percent (16.666%) interest, Gary and Candace Wines as to an undivided sixteen and two thirds percent (16.666%) interest, Mary Frances Dondelinger as to an undivided sixteen and two thirds percent (16.666%) interest, The Gustin Family Trust, Lois Gustin, Trustee as to undivided eight and approximate one third percent (8.335%) interest and Kristine Ellsworth as to an undivided eight and approximate one third percent (8.335%) interest and the record owners of the property as of the recording of this notice of default is reported to be Tooele Ventures, L.L.C., a Nevada limited liability company. Bidders must be prepared to tender to the trustee $10,000.00 in the form of a cashier's check or money order(s) at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The balance must be in the form of a cashier's check, money order(s), or wire transfer. Cash and bank official checks are not acceptable. A trustee's deed will be made available to the successful bidder within three business days following receipt of the bid amount. Receipt of the bid amount being defined as the date tendered funds "clear" the trustee's trust account. The sale is made without any warranty whatsoever, including but not limited to any warranty as to title, liens, possession, taxes, encumbrances, or condition of the property. The sale is subject to a workout reinstatement, payoff, sale cancellation or postponement, incorrect bidding instructions, bankruptcy, or any other circumstance of which the trustee is unaware.
