AMENDED NOTICE OF TRUSTEE'S SALE The following described property will be sold at public auction to the highest bidder at the South Main Entrance, 206 West Tabernacle, St. George, Utah, on April 2, 2013, at 10:00 a.m. of said day, for the purpose of foreclosing a trust deed originally executed on January 23, 2008 by Tracey Kramm, as trustor, in favor of Washington Mutual Bank, covering the following real property purported to be located in Washington County at 50 North Main Street, New Harmony, UT 84757 (the undersigned disclaims liability for any error in the address), and more particularly described as: Beginning at the Northwest corner of Section 22, Township 38 South, Range 13 West, Salt Lake Base and Meridian, and running thence along the section line South 0 deg. 09' 00" East 1299.74 feet; thence East 188.25 feet to the true point of beginning, said point being an existing fence corner; thence North 0 deg. 13' 45" East 61.44 feet to an existing fence corner; thence South 89 deg. 42' 00" East 141.00 feet to an existing fence corner; thence South 01 deg. 29' 56" East 18.80 feet; thence South 89 deg. 15' 44" East 351.22 feet to an existing fence corner; thence South 0 deg. 28' 18" West 43.73 feet to an existing fence corner; thence along an existing fence North 89 deg. 15' 44" West 492.60 feet to the true point of beginning. Together with all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Parcel No.: NH-46 The current beneficiary of the trust deed is JPMorgan Chase Bank, National Association, successor in interest by purchase from the Federal Deposit Insurance Corporation as Receiver of Washington Mutual Bank and the record owner of the property as of the recording of the notice of default is Tracey Kramm. The sale is subject to bankruptcy filing, payoff, reinstatement or any other circumstance that would affect the validity of the sale. If any such circumstance exists, the sale shall be void, the successful bidder's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must tender to the trustee a $20,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon the day following the sale. The deposit must be in the form of a bank or credit union cashier's check or bank official check payable to eTitle Insurance Agency. The balance must be in the form of a wire transfer, bank or credit union cashier's check, bank official check or U.S. Postal money order payable to eTitle Insurance Agency. Cash payments are not accepted. A trustee's deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
